At this initial stage of any project irrespective of scale, is seen as one of the most important. It’s at this point we look to receive from the client aspirations. We look to engage with all relevant parties drawing from our vast experience of working collaboratively engaging with the highest quality specialists & consultants. It’s also at this stage of the project, we ensure that a direct, open communication with the client is achieved and maintained whilst we establish the key project requirements.

Throughout this phase we will methodically work closely with the client and all relevant stakeholders to ensure that a clear, concise set of briefing documents are established and signed-off ahead of the beginning any detailed design work.

Initial Design & Access statement
Throughout the Concept Design phase, we engage with the client through a sequence of regular design meetings. This allows us to work through initial design proposals which will include any supplementary reports that might be required for the planning phase. DWC may well advise at this stage that the client looks to gain cost planning advise from a Quantity Surveyor. We will continue with ongoing co-ordination of any consultant inputs such as Structural and Mechanical & Electrical packages required for the planning phase.

DESIGN DEVELOPED
Finalise Scheme

Submit planning application
During this phase, we will work towards finalising the proposal ahead of making the necessary planning submission. If the client has engaged a QS it is at this stage that project cost plans are updated and project consultants reviewed ahead of more detailed design packages. Updated structural and M&E packages designs will also be integrated into the proposals this may included any further consultant inputs that might be required. We will review the project programme to ensure that agreed key milestones are achieved.

TECHNICAL DESIGN
Undertake a full hand over meeting to our in-house technical team
Health & Safety File /CDM
Working drawings are finalised
Submission to LA or other approval body.
At this stage we will engage with the Head of Technical and his team to ensure all aspects of the design are understood, we will develop sustainability & CDM Risk Assessment packages to ensure that as the proposal moves towards to the construction stage, key safety requirements are identified and integrated into the proposal. Building regulation packages are finalised and submitted and third party submissions requiring consent are done.

CONSTRUCTION
Coordination with construction team
Provide technnical back up to the contractor
Co-ordinate updated information
Review H&S and CDM
We will provide the client and the contractor with full design back-up, to ensure any issues that may occur during the construction phase are dealt with as swiftly as possible, we will lead the project team, co-ordinated and ensure a set of construction information is provided. This vital information will likely be updated throughout this phase and it is important that it remains fully co-ordinated at all times. We will work with both the project design team as well as the contractors team to ensure requested information is issued promptly. Throughout this phase, programme and CDM Health & Safety information are reviewed and relayed back to the client.
