Proven Success & Project Background
Following our success with TA Fisher on the courtyard scheme Malthouse Mews in the historic town of Hartley Wintney, we were invited to deliver another innovative courtyard design — this time for the prime site in the heart of Theale, known as The Botanics.
Like Malthouse Mews, The Botanics presented several design challenges. The project underwent extensive pre-application discussions with the local council to ensure sensitivity and compliance, especially considering the site’s location within the Theale Conservation Area and the extended settings of several listed buildings. The impact on the built heritage was carefully assessed and guided by positive early feedback from the council, which informed the evolution of the application proposals.

Just like its predecessor Malthouse Mews, The Botanics faced complex design challenges. The site’s location within the Theale Conservation Area and near listed buildings required careful heritage assessment and design sensitivity.
Pre-application discussions with the local council helped shape a proposal that was both contextually appropriate and well received. The council praised the design, particularly:
