 The Vision

Lily Cross Farm is a thoughtfully designed development of 107 homes, offering a peaceful countryside setting with a mix of 2, 3, and 4-bedroom properties.

Lily Cross Farm is more than just a housing development — it’s part of a broader vision to create a thriving community. Anchored around the retained original farmhouse, the scheme has been carefully planned to blend with its surroundings and promote a strong sense of place.

DWC Architecture was appointed by Captiva Homes to deliver a comprehensive architectural service — from the discharge of planning conditions through to the full suite of technical and working drawings required for delivery on site.

The homes are SAP A-rated, reflecting the client’s commitment to high-performance, energy-efficient living.

Working Drawings & Overheating Compliance – Lily Cross Farm, Godshill

As part of our ongoing support and to ensure our clients proposal is in line with evolving Building Regulations, our technical design also addresses the thermal comfort through the integration of Part O and CIBSE TM59 guidance to mitigate overheating risks.

Scope DWC Services:

  • Detailed construction drawings for all plots and house types, covering plans, elevations, sections, typical details, and construction build-ups

  • Coordination of sustainable technologies such as PV panels, air source heat pumps, and EV charging infrastructure

  • Assessment and compliance with Part O (Overheating) to meet summer comfort standards through effective passive design and ventilation strategies

  • Dynamic thermal modelling (TM59) for plots at higher risk of overheating, supporting design refinements and local authority engagement

  • Window schedules and shading solutions, optimised for both daylighting and heat control

  • Material detailing consistent with the scheme’s traditional character—stone, slate, and timber features—while meeting modern performance standards

  • Consultant integration across M&E, SAP, and structural disciplines to ensure cohesive and compliant detailing

  • Technical notes and compliance packs to support Building Control submissions and condition discharge
